Charming, beautiful, and historic! The quaint, garden-inspired neighborhood of Chestnut Hill is nestled in the northwest corridor of Philadelphia, and offers some of the most exquisite real estate in the city. While Chestnut Hill is known for its affluence (in fact, the median home value in Chestnut Hill is among the very highest in Philadelphia), it remains a friendly community where many residents know each other.

Chestnut Hill was originally part of the (now defunct) German Township, established in 1683. Serving as a gateway between Center City and the countryside, the neighborhood served as a popular vacation spot for city dwellers in the 18th century!

Chestnut Hill became incorporated into the City of Philadelphia in 1854, when the Act of Consolidation made the city and county coterminous. The Chestnut Hill railroad officially opened later that year, allowing residents to make the easy commute to and from downtown.

The community is served by the Philadelphia School District. A number of private school options are located in the neighborhood, and are popular with “Chestnut Hillers,” including Springside Chestnut Hill Academy and The Crefeld School. Germantown Friends and William Penn Charter School are also located nearby.

Chestnut Hill is filled with pretty boutiques, cafes, eateries, and specialty shops! A few of our favorites include Cake (a café nestled in a converted greenhouse), Blum’s Antiques, Chestnut Hill Cheese Shop, and the El Quetzal boutique.

The Morris Arboretum of the University of Pennsylvania is also located within Chestnut Hill, and is open daily for a small admission fee. Featuring over 13,000 different types of plants, the beautiful arboretum is primarily influenced by both English and Japanese styles.

And if it’s not located within Chestnut Hill proper, it’s probably just minutes away in another Philadelphia neighborhood!

Homes in Chestnut Hill tend to be priced above the Philadelphia average, with the majority of single-family homes priced above $650,000. The majority of these homes in Chestnut Hill are historic and meticulously maintained, with beautiful stone, exposed beams, and original details. It’s also not uncommon to find a unique home with an English garden, greenhouse, or poolside oasis.

However, while the majority of Chestnut Hill real estate is priced above average, it’s also possible to find a fixer upper for under $300,000 or a modest townhome.
