Rebate FAQs
Are rebates legal?
Yes. In Pennsylvania, agents may rebate a portion of their commission to their clients. (See Pennsylvania Real Estate Commission FAQ page16)
Where do the rebates come from?
When a property owner hires a broker to represent them, together they decide on the commission to be paid upon the sale of that property.  The seller's broker, through the Multiple Listing Service, offers a part of the commission to the broker who represents the buyer. As the buyer's representative, we make a portion of that commission available as the rebates.
Is the rebate the same as the Seller Credit?
No.  Seller Credits are negotiated in the Agreement of Sale and come to the buyer directly from the seller.  The rebate comes to the buyer from us at EveryHome.
What does EveryHome charge a home-buyer?
Nothing.  Our services are paid for by the seller's representative (see above).
How are the rebates calculated?
The rebates are a function of the purchase price, the commission offered by the seller, and the services performed (or not performed) by the listing agency.  The amounts and percentages of each vary over a wide range.
How large can a rebate be?
There is no limit.  Our largest rebate within the last year was $18,750
